Booking terms & customer responsibilities and cottage rules

  1. Short version of booking terms
    • The whole rental amount is paid in the system immediately when booking unless otherwise agreed.
    • The customer will be refunded 50% of the booking sum if the booking is cancelled no later than 30 days before the start of the booking. The customer will be refunded 75% of the booking sum if the booking is cancelled no later than 90 days before the start of the booking.
    • All cancellations must be made in writing.
    • All bookings must be made in writing.
    • The customer must report all possible flaws in the cottage immediately after noticing them. This way, we can correct any flaws or problems during the holiday.
    • No more than the reported maximum number of people may stay in the cottage, not even temporarily. This also pertains to tents, trailers, etc. on the cottage yard. Violating this rule will cause immediate termination of the booking and a ban from using the Okkola holiday cottages.
  2. Cottage rules
    • The cottage is available from your arrival day at 3 pm to midday on your departure day.
    • Disturbing other customers, locals, or wildlife is forbidden. Remember that water carries all sounds far away. It is strictly forbidden to enter the yards of other rental cottages without specific permission.
    • Destroying or damaging the property in the cottage, the area, the saunas, or elsewhere at Okkola holiday cottages is forbidden. You should especially respect the surrounding nature.
    • Smoking and wearing shoes indoors are forbidden.
    • The customer is responsible for departure cleaning unless otherwise agreed. Departure cleaning includes:
      1. Wiping down the surfaces
      2. Shaking out the rugs
      3. Vacuum cleaning the floors
      4. Mopping the floors
      5. Emptying the ashes into the metal ash container (either in the outhouse or on the cottage/sauna terrace)
      6. Bringing all trash to the Okkola waste container
      7. Making the beds
    • All necessary cleaning equipment can be found in the cottage.
    • Pets are welcome in the cottages. Remember that your pet trusts you and is your responsibility. We strongly recommend keeping your pet on a leash when outdoors, in case of cars, other pets, and wildlife. When moving in the Liehtalanniemi conservation area (Museum Estate), you must keep your pet on a leash at all times.
  3. Booking terms and customer’s responsibilities
    • When booking and paying through the online booking systems, the whole sum is paid immediately. The customer will be refunded 50% of the booking sum if the booking is cancelled no later than 30 days before the start of the booking. The customer will be refunded 75% of the booking sum if the booking is cancelled no later than 90 days before the start of the booking.
    • If your booking is for the following year, 50% is to be paid in January and the rest at arrival.
    • Possible extra services are invoiced one month before the holiday.
    • Prices include VAT 10%.

General terms and conditions

  1. Scope

These terms and condition are applied to the accommodation agreement between the Okkola holiday cottage customers and Okkola holiday cottages.

  1. Establishment of agreement

The agreement is established between the parties when Okkola holiday cottages has confirmed the customer’s booking in writing, and the customer has paid the advance payment. The person making the booking must be over 18 years old.

  1. Booking, booking payment terms, and payment transaction

The booking is made either:

    1. Through the online booking system, when the whole rental amount is paid immediately. The cancellation terms below apply.
    2. By e-mail or otherwise in writing. In these cases, the advance payment is 50% of the whole amount and is due 30 days before the start of the booking, except in the summer months (from June to August). In the summer months, the advance payment is due immediately, or with booking for the following year, in February. The remaining 50% can be paid on arrival.

The customer accepts these terms and conditions and the latest prices when making the booking. We will send an invoice for the advance payment by e-mail.

We reserve the right to make changes to these terms and conditions. The prices include value-added tax.

  1. Cancellations

All cancellations must be made in writing by e-mail to paula@okkola.fi. Failing to pay the advance payment does not constitute as cancelling the booking. The company has the right to cancel a booking without prior notice if the advance payment has not been paid on time.

If the customer cancels the booking less than 30 days before the start of the booking, we will charge the whole amount. Advance payments are only refunded for particularly compelling reasons. If the customer cancels a booking after this deadline without a special reason, they must apply for compensation from their travel insurance. If a booking is cancelled due to the customer or their loved one’s sudden illness, accident or similar, the customer has the right to terminate the agreement and to be refunded the whole amount with an office fee (€25 per booking) deducted.

We recommend a travel insurance which also covers costs caused by cancellation e.g. with illnesses.

Okkola holiday cottages is not responsible for damages caused to the customer due to unforeseeable conditions (force majeure) or similar reasons such as power outages, natural disasters or wildlife nor due to changes in weather conditions during the booking. If the customer’s trip is terminated due to the aforementioned reasons, the company is not liable to refund the rental amount.

  1. The company’s right to terminate the contract

The company has the right to terminate the booking or contract if a force majeure situation such as a fire, natural disaster, authority measure, strike or a similar unforeseeable event beyond the company’s control prevents or substantially impedes providing the service. If the agreement is terminated due to one of the aforementioned reasons, the customer will be refunded the full price, or if the service is terminated, the price equivalent to the undelivered part.

The company also has the right to terminate the agreement effective immediately, if the customer:

    1. disturbs or endangers other customers, local residents, the staff, or animals
    2. damages the cottage, the property, or the surrounding nature
    3. violates the cottage rules specified above
    4. houses more people in the cottage than the maximum number reported on the website
    5. attempt to bypass the aforementioned rule by bringing extra accommodation (tents, campers, trailers) onto the lot

The customer is liable for damages caused.

  1. The customer’s responsibilities and compensation for damages

When staying in the cottage, the customer must adhere to normal cleanliness and take care of the property. The customer must follow all guidelines, warnings and rules given by the company related to using the service, and use all safety equipment mentioned in the guidelines. The customer is responsible for damages to the company or any third parties caused by the customer’s deliberate or negligent actions or those of a minor under the customer’s supervision. The customer is also responsible for any possible damages caused by the customer’s pets. All pets must be kept on a leash on driveways.

Departure cleaning is not included in the accommodation price. Extra cleaning needed due to the customer’s negligence and possible other damages will be charged in full.

The customer is responsible for sufficient insurance coverage regarding e.g. cancellations.

Complaints and settlement of disputes

The customer is responsible for reporting possible flaws to the company or its representative immediately in order for corrective measures to be taken during the use of the service.

Disputes are settled in a local court.
